TO ALL RESIDENTS OF THE LAKES AT LARCHMONT CONDOMINIUMS

 

As we all know, parking within our community has been of short supply.
When the community was developed in 1987, ONLY ONE (1) and a QUATER parking spaces were allotted per unit.
As a result, the parking situation in the Lakes Condos has reached a crisis point. 440 Condo Units Only 550 Parking spaces

 

In order to ensure that our residents have a parking spot they can call their own and that will always be available to them,
we are considering implementing the process of assigned parking spaces.  Generally, each unit would have one parking space assigned to it.
  Each assigned space would be located as close to its corresponding unit as practicable.
  All other spaces throughout the community would be designated “visitor” spaces and would be available on a first come-first served basis.
  Overflow parking would be available on Forest Lake Drive and in other designated areas throughout the community. 
Qualified handicapped parking needs would be accommodated in accordance with those regulations.

  No Commercial Vehicles will be included.  

No Over Night parking of Commercial Vehicles will be permitted.
 This includes Campers, Boats,  Trailers.   Motor Cycles must park in same spot as your car.

 

The number of vehicles authorized to be parked on a daily basis on the common property per unit shall be equal to one vehicle per licensed driver with a maximum of three vehicles per unit.
If there are two licensed drivers in the unit you may only park two vehicles.
ALL vehicles must be used for daily transportation.
Storing a vehicle is strictly prohibited. NJS 39:4-56-6
An outside investigating company periodically checks tag numbers to verify addresses.
If you are found to have more than the number allotted, you will be warned and then towed.

  Parking of commercial vehicles, defined as a vehicle with commercial plates
and/or with any lettering on its body, is strictly prohibited By Master Deed.
